PROJECTS:

1.    Construction of 2 Towers (69 floors -Plot C&D) in Plaza area, Lusail Central.

2.    Qatar Airway Lounges (Rehabilitation and Refurbishment work of the existing three lounges with special fine finishes) in Hamad International Airport (HIA).

–       Currently responsible for Planning and Reporting progress as a Construction Supervising Consultant the Plot C & D – 2 iconic towers in the Lusail central plaza.

–       Previously involved in Airport development works, mixed use developments, hospitality and multi-story buildings with scope of work including upgradation, refurbishment, rehabilitation, enabling, civil and structural works, MEP, finishing and landscape. ii.        Monitoring progress variances with respect to baseline programmes and target programmes.

iv.        Analyzing target completion programmes including recovery, mitigation and catchup programmes.

v.        Analyzing and providing Engineer’s determination for extension of time claims with respect to contract.

vi.        Determining impacts due to employer and contractor delay events retrospectively and prospectively.

PROJECT: CP7B –Plaza Development in Lusail Central & BP12 – Early Works for four iconic towers in Lusail.

Client: Lusail Real Estate Development – Qatari Diar

Project Value: QAR 5 Billion

Lead a team of 5 members involved in the development of new infrastructures to meet requirements of modern Lusail City, with scope including Tunnel roads (2 levels), carparks (east and west), utilities and roads.

Duties & Responsibilities:

i.        Based on approved extension of time claims and variations, prepared revised baseline from original contractual period demonstrating balance scope of work with revised contractual milestones, including all supporting and substantiating evidences/reports and modified and revised sequence of works etc.

ii.        Complied consultant’s comments on extension of time and revised baseline programme and submitted for consultant and client clarification, review, iterations and approval.

iii.        Identified of various employer delay events with chronological list of events facilitating to perform forensic delay analysis including time-impact-analysis, as-planned-as-built analysis) for an extension of time claim and associated prolongation cost for 2 years.

iv.        Conducted various extension of time claim workshops and presentations with client and consultant to demonstrate causes and effects of identified delays for attaining approval.

v.        Coordinated with Asghal in order to demonstrate and validate claims for time and cost (as one of claims for time and cost was under mediation between main contractor and consultant).

vi.        Evaluated different sub-contractor’s time and cost claim requests in line with main contract and provided contractual determinations and recommendations.

vii.        Regular coordination and interfacing with adjacent contract packages for tie-ins in order to ascertain all the schedule impacts including different neighboring packages as well as tram project.

viii.        Performed schedule risk analysis to ascertain effects in engineering, procurement, construction and interfacing department, and highlighted the key risk to the management for action.

ix.        Recovery plans, alternative scheduling and mitigating issues raised due illegal embargo in June 2017.

x.        Reviewed subcontractor’s daily, weekly and monthly reports and provided comments for compliance.

i.        Coordinated with seven site planners and conducted regular meetings regarding site planning and extension of time claims for the submissions to client

ii.        Reviewed and approved extension of time claims from subcontractors in defense airport, high-rise buildings and hospitality project.

iii.        Reviewed and provided comments to my subordinate site planners in order to improvise baselines, revised baselines and target programmes submitted by subcontractors loaded with resources and cost.

iv.        Reviewed and provided comments to improvise the rolling in weekly and monthly schedules extracted from master contractual and working programme from site planners.

v.        Closely monitored contractual milestones comparing the contractual client baseline and internal target completion programme in order to take immediate actions to recover the delay.

i.        Evaluated main contractor’s revised baseline schedule for client’s approval.

ii.        Evaluated all involved parties target completion programme for working programme and scheduling.

iii.        Monitored revised baseline programme as well as target completion programmes for its compliance with master programme and contract.

iv.        Identified project schedule risks related to engineering, procurement, construction, testing, commissioning, handover and operational-readiness-and-transfer and highlighted them to management for immediate action.

i.        Prepared master contractual baseline programme in coordination with all the contractual requirements

ii.        Prepared master working programme which is assigned with activity-based costing and resources.

iii.        Monitored 2 years’ contractual master baseline programme and master working programme.

iv.        Prepared and monitored activities in a daily manner as well as in weekly manner which complying master external and internal programmes.

v.        Prepared snapshots based on key-performance-indicators for management to show week over week status and logic revision reports with reasons and effects on internal and external milestones.

i.        Prepared contractual baseline as per strict special conditions of contract by AAI and attained Directorate General of Civil Aviation, relevant government body’s approval.

ii.        Prepared revised baseline due to modifications, additions and deletions in contractual scope of work.

iii.        Prepared regular macro and micro plans based on the approved contractual baseline programme

iv.        Scrutinized variations between planned versus actual in a timely manner.

v.        Monitored labor productivity, cost expended using unit rate analysis as well as activity-based costing and zero-based budget.

vi.        Implemented site-based inventory management system in order to monitor and reconcile the consumption of steel, concrete ingredients including cement, gravel and sand aggregates.
